Pros (+) The price. The pool area actually looked clean and serviceable, although I didn't look closely.
Cons (-) The property was filthy, inside and out. The stoops and stairs to the entire block of rooms was caked in dried mud. The room was filthy, un-vacuumed, and disheveled when I arrived. There was junk all over the carpets, they were damp, and were peeling up. There were blood stains on the pillow case. The mattress and box spring were disintegrating.
